It seems that an important key is having the landscape design well before the sale of a house.
In 25 years, I can't recall many homeowners spending money to landscape just for a sale, but there were plenty who renovated the landscaping.
I recall one place not selling for 6 months, and after a landscape facelift, it sold the following weekend.
